The law guarantees that, upon request of the homeowner, the PMI must be abandoned when the principal amount reaches only 80 percent. So, savvy homeowners can get off the hook sooner than expected.

Because it can take countless years to reach the point where the principal is just 20% of the original loan amount, it's necessary to know how your home has appreciated in value. After all, every bit of appreciation you've gained over time counts towards dismissing PMI. So what's the reason for paying it after your loan balance has dropped below the 80% mark? Even when nationwide trends indicate plunging home values, be aware that real estate is local. Your neighborhood may not be following the national trends and/or your home might have gained equity before things calmed down.
